BRISBANE recorded its busiest week of auction activity in months as the spring selling season gained momentum.

Last week, 174 homes went under the hammer in the city, marking Brisbane’s fifth highest weekly auction volume so far this year.

Of the 125 results collected, 65.6% were successful, slightly down from 74.0% the week prior, reflecting a tightening market as buyer demand competes with rising supply.

The surge in activity comes as capital city auction numbers overall hit a post-June high, with 2,675 homes taken to auction nationwide.

Preliminary clearance rates also lifted, with several capitals reporting some of their highest early success levels since late 2021.

The spring selling season is clearly prompting more homeowners to list, with buyers returning to the market after a quieter winter period.

Brisbane’s strong volumes suggest confidence among vendors keen to capitalise on rising demand, even as preliminary clearance rates show some moderation.

While other capitals such as Melbourne and Sydney saw steady auction volumes, it was Brisbane that led the smaller capitals, demonstrating the city’s growing role in shaping national auction trends this spring.

Analysts expect auction activity to ease this week, particularly in Melbourne due to the AFL grand final, while Sydney is likely to maintain strong listings.

Brisbane’s performance highlights a lively start to the spring selling season and positions the city as a key market to watch for both buyers and sellers.
