Greener living in Kilcoy

THE first over-50s community for Somerset will launch this month, bringing new housing choice to the growing region and helping free family homes for younger generations.

The $210 million GemLife Kilcoy Greens will feature 276 low-maintenance homes, and $13m of resident facilities including a resort-style pool, golf simulator, cinema, pickleball court and dance floor.

Homes in the gated 18-hectare community, at 3 Travellers Rest in Woolmar, will overlook 10 hectares of green space, including a 1.5-hectare lake, and neighbouring Sheep Station Creek.

Civil works are already underway, with the first stage of 73 two bedroom plus multi-purpose room homes to be released off-the-plan from 1 October, priced from $725,000.

GemLife Managing Director and Group CEO Adrian Puljich said the community would help fill the gap for downsizer housing in Somerset, where ABS figures show 43 per cent of the population is over 50 and the median age 45 years, compared to 38 years in Queensland and Australia-wide.

“There’s significant demand from active and independent downsizers in Somerset who want to move from large rural properties in the area they know and love, close to friends, family and social activities — yet have had very few options to do so,” he said.

“As the first of its kind, GemLife Kilcoy Greens offers new choice, where they can reduce the size of their home and its maintenance, freeing up time to enjoy life, and stay active and connected.

Mr Puljich said GemLife Kilcoy Greens’ community facilities would be second to none, with most delivered in the first stages for residents to enjoy from early in the development.

“The Country Club will be the heart of the community and feature a hall, creative arts studio, tenpin bowling alley, wine room, sauna and commercial kitchen — to name a few,” he said.

“There will also be a Summer House with an outdoor pool and barbecues, bar and lounge area and fully equipped gym, along with a dog park, championship-grade lawn bowls green, tennis courts, pickleball courts, walking trails and RV parking.

“We’ve worked hard to ensure there’s something for everyone, so our over-50s have plenty of opportunities to stay busy, active and social.

Mr Puljich said the land lease community provided a flexible alternative to a retirement village.

“Unlike retirement villages, there’s no entry fees, exit fees or stamp duty, and you keep any capital gains if you choose to sell,” he said.

“Essentially, you own your home and rent the land, with a weekly site fee covering all security, maintenance and management, which makes this style of living very popular for over 50s.”
