Moreton Bay dominates SEQ’s top 10 most popular suburbs
WHILE Brisbane City boasts the highest number of properties sold in PropTrack’s latest data, Moreton Bay has become real estate’s dark horse in SEQ.
Putting unit sales aside, the smart money is clearly targeting property in Moreton Bay for houses with larger land parcels than the city.
Moreton Bay Mayor Peter Flannery said the data showed Moreton Bay’s affordability and lifestyle were secret no more.
“Investor confidence is strong in Moreton Bay and rightly so,” Cr Flannery said.
“The fact is your budget can stretch further to afford the home and lifestyle you’ve dreamed of, because we still offer great connectivity to the CBD and airport, and boast easy access to local beaches and our stunning hinterland.”
"Caboolture was Moreton Bay’s top performer taking out third place in the Top 10, no doubt spurred by speculation around the Waraba (Caboolture West) development area.”
Over the past 12 months Caboolture has seen 450 houses sold at a median price of $573,000.
North Lakes came in sixth place with 374 houses have been sold at a median price of $717,500.
“In fact if it wasn’t for unit sales in Fortitude Valley and South Brisbane, North Lakes would have claimed fourth spot!”
“Claiming a tie in eighth and ninth place were Morayfield and Narangba, both had 368 house sales with a median price of $581,000 and $732,000 respectively.”
Moreton Bay is one of the fastest growing regions in the country, with 10,000 new residents moving here each year.
In response to this growth pressure, last year Council announced we will protect 75% of our region’s land mass as greenspace and limit our urban footprint to 25% of the region.
“This new measure is part of our commitment to ‘Going Green As We Grow’ to ensure that we protect the lifestyle and environment long-terms locals love, which our new residents are also coming here to enjoy.”
“So our focus is on infill development to absorb this population growth pressure, as well as a focus on business and investment attraction to help create more local jobs closer to home.”
“But in the interim, we are in critical need of major road and transport investment from the State and Federal Governments to ensure our infrastructure can keep pace with our population growth.
“This will be the central theme of our Leaders Forum on July 21 when all local, state and federal representatives in Moreton Bay gather to discuss our biggest challenges and opportunities.”
